Homes: Princess Anne Manor & Princess Margaret Gardens Neighbourhoods
Princess Princess Anne Manor (east of Kipling) and Princess Margaret Gardens (west of Kipling) are quiet family-oriented suburban communities with open spaces & parks, mature trees, spacious homes and access to golf courses, recreational pathways, and neighbourhood shopping plazas. The communities were developed in the late 1950s by Home Smith Properties, which also completed Humber Valley Village to the east, and fully housed in the early 1960s. Motorists are a half hour from downtown Toronto, and 5 minutes from Highway 401 via Islington Avenue or Kipling Road. North-south TTC bus services along Lloyd Manor Road, Kipling Road, and Islington Avenue, connects to the Bloor-Danforth subway. From Kipling station, you can connect to GO Transit, the Pearson Airport express bus service, and to the Mississauga Transit system. Schools The community has four elementary schools (3 public , 1 Catholic) and two public high schools. 
ShoppingThe community has ready access to the Glen Agar Plaza (Eglinton & Lloyd Manor Road) and Thorncrest Plaza (Islington Avenue & Rathburn Road), and the Humbertown Shopping Centre on The Kingsway (north of Dundas). Recreation The community has two high school running tracks, recreational pathways along Mimico Creek, and is close to an outdoor pool in West Dean Park. There are also public tennis courts, sports fields and baseball diamonds at community parks. Homes The mix of houses, all built between 1955 and 1965, include ranch style bungalows, storey-and-a-half houses, split-level homes, contemporary style bungalows and Georgian Revival family homes. Almost all are detached single family homes with wide 80 and 90 foot street frontages. Hose prices are in the affordadable to middle price ranges. Community Map
